In the olden days, listing a house for sale used to be done exclusively in the newspaper and in real estate magazines. We would get to the newsagent at 6am, sit down with our coffee and poise our pen and scan the real estate pages. Well, times have changed, and this has happened pretty quickly. We at Agency by Glenn Regan tend to advise our vendors to stay away from the paper and magazines. If you are looking to sell your Inner West Property, we know where the potential buyers are most likely to browse – on the Internet. Chances are, buyers will be looking for their dream Newtown or Inner West real estate by searching and using key search terms. The chances of selling your home at a price you like are far better if it is shown on the internet. The Internet increases exposure to your property greatly.
1. Video marketing
Video marketing when selling your real estate is definitely on the top of our recommendations. Video marketing can expose your property to so many more potential buyers than if you just focus on brochures, magazines and listings. We have had great success with our property videos with high prices and increased viewing. We use Youtube and Facebook, as well as other resources, literally hundreds more people can view videos of your home and experience a virtual tour to arouse interest. Actually seeing it in a video will make them more likely to want to see and potentially buy the house. Agency by Glenn Regan has had great success in using video marketing in selling Inner West and Newtown real estate. Take a look at our Youtube channel.
2. People looking in the paper are not serious about buying
What we are finding, is that many people “browse” the Real Estate section of the paper. Not many tend to be serious about buying a home. The plain text home advertising just doesn’t interest those who are really looking to buy a home. Overwhelmingly we find those looking to buy real estate in areas like Newtown, Tempe, St Peters, Enmore and surrounding areas will not look to the newspapers or agency magazines first.
3. Potential property buyers are looking to the internet
Our experience shows that a potential home buyer who is truly ready to make a purchase will look on the internet. There, they can read about the home, but they can also see pictures of it, and also videos. We tend to recommend an integrated marketing approach with a variety of tactics including video marketing, search engine marketing and local area awareness tactics.
4. Concerns about the environment with using paper / brochure advertising
These days, it’s all about being eco-friendly. Agency by Glenn Regan agrees. Brochures and paper advertising often just get tossed away and this is a concern to us. We look to more eco-friendly solutions when we can.
5. Larger Agencies that promote their own magazines are looking to make money and generate revenue on the magazines
Unlike Agency by Glenn Regan, many larger real estate agencies publish their own branded magazines on which they generate income to supplement their overall real estate commissions. They are just as interested in getting income from you advertising in the magazine as they are about selling homes. Being a boutique agency, we tend to really focus on what works for you the vendor – you are considered part of our sales team.
Videos and the internet are the way to go if you are serious about selling Inner West property and you are looking to attract serious buyers. Avoid the pitfalls of paper advertising and enjoy the many benefits of video marketing instead.
